₪181,818,181 for the land plus ₪14,379,302 development on 2,880 sqm, 34 bids, bid as Luzon Ronson Properties Ltd and Shimon Amir Ltd. The land bid was about 20.5 per cent below the ₪228.8M appraisal. Luzon Ronson held 75 per cent and bought the partner's share on 29 January 2026.

By the first-quarter 2026 report, 13 Central contracts totalled ₪132.4M, all conditional on a building permit and a signed bank-financing agreement, and the marketing rate was 4.2 per cent. The land is scheduled to be handed over in the first quarter of 2027. The ₪585.6M land loan falls due on 17 June 2027, while the company expects completion in 2033 and surplus withdrawals only in 2032 to 2033.
The North project company signed about ₪155M of bank financing in September 2025 plus a bridge of up to ₪30M for VAT and guarantees. On 29 January 2026 Luzon Ronson bought its partner's 25 per cent, converting the partner's roughly ₪26M owner loan into an interest-bearing liability repayable within 12 months; the partner kept a one-year option to buy back up to 10 per cent of the land rights.
At 30 June 2026 the parent held ₪0.7M of cash and ₪31.6M of marketable securities against ₪55.3M of 2026 bond amortisation, and approved a controlling-shareholder credit line of up to ₪50M on 18 August 2026.

The approved design plan (21 January 2026) gives 305, which the architect also uses; the tender maximum was 340. The 310 in the annual results and 304 on an aggregator are further readings. A buyer should rely on the sale contract's unit description.
The tender record and the company's results both name Mor as a 40 per cent partner, so the municipal listing without Mor is incomplete rather than a second reading. A buyer should ask which entity signs the contract.
The ₪930M and 416 figure adds the Central lot (340 units, ₪734M) to the North lot. On ownership, the company's report (via Deep TASE) is the stronger source: the partner sold its share in January 2026 but kept a one-year option to buy back up to 10 per cent of the land rights, with a construction agreement if exercised. The July 2026 news report may reflect that option or older information.
North-complex tenders close. Ynet and Nadlan Center put the wave at 2,744 units and ₪4.59B; Calcalist rounds it to 2,750 homes and ₪4.6B.

Central-district winners are named for 4,191 units and about ₪6B: land about 40% cheaper than the 2021 record. Gindi, Hagag, Electra + Dan, Luzon Ronson, Israel Brothers, and A.A.I. Abu + Tomer Koko are on the list.
