The four sons of the founder keep about 78 per cent between them: Eli about 31, Yitzhak about 20, Yoram about 17 and Mordechai about 10 per cent (Globes, 30 July and 5 August 2026). Phoenix and Menora were expected to become interested parties through the institutional tranche (Mako, 2 August 2026).

Apartments sold to the owning family

Of 127 ASHIRA homes sold as at the first-quarter 2026 report, 13 went to members of the Avisror family for about ₪115M, roughly 15 per cent of the project's sales value. The company says the prices were benchmarked against an external appraiser's valuations. ICE reported that the family deals were on terms of 10 to 15 per cent at signing and the balance on delivery, without indexation. The same pattern appears at Y.H. Dimri in the same district, which is why it is worth knowing how a developer's sales pace is composed before reading it as demand.

A new listing, priced below its first target

Avisror began trading on the Tel Aviv Stock Exchange on 5 August 2026 after raising about ₪530M for about 21 per cent of the shares, at a pre-money value of about ₪2B, through the underwriters Leader and Apex. Its first prospectus had aimed at about ₪660M at ₪2.6B. Investors also received free options exercisable about 12 to 13 per cent above the offer price. About 30 per cent of the proceeds, close to ₪160M, is to be paid out as a dividend within three months, most of it to the family. The quarterly net profit fell about 75 per cent to ₪15.7M in the first quarter of 2026, which the company attributed mainly to low gross profitability at Sde Dov.

ASHIRA sales slowed sharply in 2026

ASHIRA sold 31 homes in 2025, one in the first quarter of 2026 and three in the second. The average price rose from about ₪64,500 per sqm in 2025 to about ₪72,000 in the second quarter of 2026. A Psagot-Sigma analysis put the project at about 32 per cent marketed by mid-2026.

These are most likely the same facility reported at two stages rather than a genuine disagreement, with the earlier figure covering one tranche.

What were Avisror's 2025 revenues?

Both figures are said to come from the same prospectus. They may measure different revenue lines; neither article reconciles them. Both agree on net profit of about ₪44M.

On what terms did the offering close?

The ₪617M and ₪2.2B figures were the terms in the revised prospectus before pricing. The first two readings are consistent with each other (₪2B plus ₪530M is about ₪2.5B to ₪2.6B after the money).
