Lots 106 and 109 are Dira LeHaskir long-term rental stock: 835 homes let for at least 20 years, half of them at controlled rents for eligible tenants. They are not for sale. In December 2025 the company petitioned the High Court to amend the Vatmal planning law, which allows only unified ownership, so that it could sell some rental homes to individuals; the rental period also ends after 20 years. North lot 3203, 185 homes, is ordinary for-sale housing with no public marketing yet.

Lot 106 is on the Environment Ministry's PFAS list

In July 2026 the Environment Ministry named, for the first time, the nine Sde Dov plots where investigations found indications of PFAS in soil or groundwater: 103, 105, 106, 107, 301, 303, 2102, 2206 and 2207. Shikun & Binui's lot 106 is among them. The ministry said the results will be published once the investigation reports are approved, so what remediation is required, if any, is not yet known. Anyone signing for space here should ask what the contract says about it.

The rental projects were written down by more than ₪1.3B

The two Eshkol rental projects cost more than ₪2B and were valued at ₪2.5B at the end of 2022; valuations attached to the 2024 accounts put them at ₪1.2B together. Calcalist puts the loss on them at more than ₪1.3B, Globes at about ₪1.5B. Natti Sidoff told Calcalist in June 2024 the purchase had been "idiotic". In February 2026 the company signed a non-binding memorandum to merge Shikun REIT, which holds both projects and about ₪1B of related debt, into the dormant listed shell Continual at a value of about ₪270M, with Shikun & Binui keeping about 89 per cent. A tax ruling was received in April 2026; on 22 July 2026 the company asked for an extension and said there was no certainty a binding agreement would be signed.

Buyers in Sde Dov projects are writing cancellation clauses into their contracts
Globes: apartment buyers in district projects are adding cancellation clauses to purchase contracts because of the PFAS findings. The Environment Ministry told Globes that all nine plots with PFAS indications are earmarked for housing and that sampling results will be published once the investigation reports are approved. Globes names Dimri, Shikun & Binui, Gindi Holdings, Mivne and Prashkovsky among the companies involved; some developers say the ministry has already confirmed that their land is clean.
