Tashluz, la société d'investissement privée de Yitzhak Tshuva, a remporté le lot Nord 3102 le 26 mars 2025 via Tashluz Investments and Holdings Ltd : 177 logements sur un terrain de première ligne de 4 702 m² pour 536,4 M₪ développement inclus, l'un des rares lots du tour à se clôturer au-dessus de l'estimation. Aucun plan de conception, architecte, nom de projet ni commercialisation n'avait été rapporté en septembre 2026. Séparément, Tshuva avait proposé jusqu'à 1,5 Md₪ pour le terrain Hanan Mor à Eshkol en 2024, après l'offre de 1,1 Md₪ de Y.H. Dimri.
