Nahmias Group, liderada por Claude Nahmias y operando a través de Nof Ironi Yazamut, construye UTOPIA: 337 viviendas en una torre de 34 plantas, una torre de 15 plantas y dos edificios de 7 plantas en la parcela Eshkol 103, ensamblada desde noviembre de 2022 mediante una disolución de copropiedad ordenada judicialmente y completada en diciembre de 2024. La empresa vendió 30 viviendas por unos ₪150 millones en una preventa discreta hasta agosto de 2024 y comenzó las obras en octubre de 2025, con el objetivo de entregar llaves unos 40 meses después. Los arquitectos, Avner Yashar y Yoav Michael de Yashar Architects, también diseñaron ASHIRA, el proyecto vecino.

The company describes itself as one of the few Israeli builders of residential towers above 45 storeys.

No confundir con
Nahmias Group (קבוצת נחמיאס, Claude Nahmias, Ashdod) is not Chai Nahmias Group, trading as HIGH GROUP, a different family business. Ir HaYayin, where a buyers' suit named an entity called Nahmias Liam, is an Ashkelon neighbourhood in which several developers market projects, Avisror and Y.H. Dimri among them, so the neighbourhood name alone does not identify the developer. English coverage also spells the name Nachmias.

A name that is easy to confuse, and one claim left unresolved

Two hundred and thirteen buyers sued an entity called Nahmias Liam in Ashkelon District Court for about ₪6M over delays of up to a year at the Ir HaYayin project, which Nahmias Group's own site claims as its own. Whether the sued entity is this group could not be settled from the sources found, so it is recorded here as unresolved rather than attributed. Separately, a company called Chai Nahmias Group, trading as HIGH GROUP, was sued by an architect for ₪6.75M in unpaid fees; that appears to be a different family entirely, first name Chai rather than Claude, and should not be read as this developer.

Lot 103 is on the Environment Ministry's PFAS list

In July 2026 the Environment Ministry named, for the first time, the nine Sde Dov plots where investigations found indications of PFAS in soil or groundwater: 103, 105, 106, 107, 301, 303, 2102, 2206 and 2207. Nahmias Group's lot 103 is among them. The ministry said the results will be published once the investigation reports are approved, so what remediation is required, if any, is not yet known. Anyone signing for space here should ask what the contract says about it.

    Globes: the Environment Ministry named the nine plots where PFAS indications were found: 103, 105, 106, 107, 301, 303, 2206, 2207 and 2102. Globes matched them to developers, among them lot 103 (Nahmias, UTOPIA), lot 107 (Y.H.
