Nahmias Group, led by Claude Nahmias and operating through Nof Ironi Yazamut, is building UTOPIA: 337 homes in a 34-storey tower, a 15-storey tower and two 7-storey buildings on Eshkol lot 103, assembled from November 2022 through a court-ordered dissolution of shared ownership and completed in December 2024. It sold 30 homes for about ₪150M in a quiet pre-sale by August 2024 and started construction in October 2025, aiming to hand over keys about 40 months later. The architects, Avner Yashar and Yoav Michael of Yashar Architects, also designed ASHIRA next door.

The company describes itself as one of the few Israeli builders of residential towers above 45 storeys.

Not to be confused with
Nahmias Group (קבוצת נחמיאס, Claude Nahmias, Ashdod) is not Chai Nahmias Group, trading as HIGH GROUP, a different family business. Ir HaYayin, where a buyers' suit named an entity called Nahmias Liam, is an Ashkelon neighbourhood in which several developers market projects, Avisror and Y.H. Dimri among them, so the neighbourhood name alone does not identify the developer. English coverage also spells the name Nachmias.

What a buyer from abroad should know

This is the thinnest financial disclosure of any developer on the field. No audited accounts, headcount, lender identity or credit rating could be found for the group anywhere. That is a fact about the available record, not a judgement about the company, and it means a buyer has less to check here than at a listed developer.

A name that is easy to confuse, and one claim left unresolved

Two hundred and thirteen buyers sued an entity called Nahmias Liam in Ashkelon District Court for about ₪6M over delays of up to a year at the Ir HaYayin project, which Nahmias Group's own site claims as its own. Whether the sued entity is this group could not be settled from the sources found, so it is recorded here as unresolved rather than attributed. Separately, a company called Chai Nahmias Group, trading as HIGH GROUP, was sued by an architect for ₪6.75M in unpaid fees; that appears to be a different family entirely, first name Chai rather than Claude, and should not be read as this developer.

Lot 103 is on the Environment Ministry's PFAS list

In July 2026 the Environment Ministry named, for the first time, the nine Sde Dov plots where investigations found indications of PFAS in soil or groundwater: 103, 105, 106, 107, 301, 303, 2102, 2206 and 2207. Nahmias Group's lot 103 is among them. The ministry said the results will be published once the investigation reports are approved, so what remediation is required, if any, is not yet known. Anyone signing for space here should ask what the contract says about it.

    Globes: the Environment Ministry named the nine plots where PFAS indications were found: 103, 105, 106, 107, 301, 303, 2206, 2207 and 2102. Globes matched them to developers, among them lot 103 (Nahmias, UTOPIA), lot 107 (Y.H.
