Azrieli Group, the TASE-listed owner of the Palace senior-housing chain, holds Central lot 2104, won on 19 February 2025 for ₪595.2M including development through Palace Ra'anana Senior Housing Ltd. It is building Palace Sde Dov there: about 320 senior apartments, a 12-bed nursing ward and about 1,200 sqm of retail in two 20-storey towers over a 6-storey base, designed by Brand Architects. The design plan was approved on 18 February 2026 and the company expects completion in 2030 at a cost of ₪1.2B to ₪1.3B including land. No Sde Dov deposit price list has been published.

Not to be confused with
The Sde Dov lot was won by Palace Ra'anana Senior Housing Ltd, the Azrieli company behind the Palace chain, so the winner's name points to Ra'anana rather than Tel Aviv. Consumer materials use 'Azrieli Palace' or 'Palace'; the Water Authority notice calls the site 'Azrieli Palace Sde Dov'.

What a buyer from abroad should know

This is senior housing, not ordinary apartments, and the winning vehicle is named after Ra'anana rather than Sde Dov, which makes it hard to find. Occupancy in this category is usually sold as a deposit-and-licence arrangement rather than as ownership, so the contract is a different instrument from the rest of the district.

Senior housing is sold on a deposit, not as an apartment

Palace homes are occupied under a deposit-and-licence model. In July 2026 Ynetnews reported, for a Palace home, a ₪2M deposit for a 50 sqm apartment with a balcony, ₪9,700 a month in fees and a deposit erosion of 4.2 per cent a year, and a ₪3.3M deposit and ₪14,900 a month for 74 sqm. These are the chain's current figures, not a Sde Dov price list, which has not been published.

Completion is planned for 2030

The company's June 2026 presentation gives an estimated completion date of 2030 and an estimated cost of ₪1.2B to ₪1.3B including land for about 42,000 sqm of building rights. Monitoring-well drilling for the site was applied for in September 2025.

How many apartments will Palace Sde Dov have?

The tender allowed up to about 350 units; the design plan and the company's own presentation give about 320. This reads as a design choice below the tender maximum, not a reporting error.

When was the design plan approved, and when was the land won?

Earlier versions of this record gave 19 February 2026 for the design approval. The municipal agenda and the news report both put the session on Wednesday 18 February 2026; 19 February is the publication date and the anniversary of the 2025 tender result.
