Chen & Itay Gindi is a private developer founded in 1998 by the brothers Chen and Itai Gindi, separate from Gindi Holdings. A group of business owners organised under its lead won seafront North lot 3107 on 26 March 2025 for ₪208.8M plus ₪15.5M development, with most of the 82 homes belonging to the company for sale on the open market. The company markets the lot as 'Gindi Sde Dov, coming soon': two 9-storey buildings with 82 homes by Moshe Tzur Architects, in planning, with a waiting list and no published prices.

Not to be confused with
Not Gindi Holdings (GINDI VOGUE, lots 2206 and 2255, won by Gindi Israel 2010). The August 2026 sale of commercial and office space in 'Gindi Sde Dov' to REIT 1 for about ₪400M concerns Gindi Holdings' VOGUE, not this company. Its 92-unit Einstein Street project with Rami Shabiro is on Gush HaGadol land adjacent to Sde Dov, not on a Sde Dov complex lot. The March 2025 losing bid for lot 104 is by Chen & Itai Gindi, not Gindi Holdings. Project TLV lists the group's lot as 3104; the tender results give 3107.
