Aviv by Melisron, the residential arm of the TASE-listed mall owner Melisron, won North lot 3205, the largest lot of the round, on 26 March 2025 for about ₪605M including development. It is planning 'Aviv BeSde Dov': 320 homes, 220 of them in a 40-storey tower on Ibn Gvirol, with two 9-storey residential buildings, a 7-storey employment building, about 1,000 sqm of retail and two residents' pools, designed by Miloslavsky Architects. The design plan was approved by the planning subcommittee on 2 September 2026. The company's own filing forecasts revenue of ₪1.88B and construction from 2028; no sales have begun.

Not to be confused with
Two related but separate companies share the Aviv name. Melisron is the listed landlord. The original Aviv Group, run by Moshe Aviv's children Doron Aviv and Daphna Harlev, sold its urban-renewal arm to Melisron in two tranches between 2022 and 2024 for ₪1.25B, which is where the Aviv by Melisron brand comes from. The Aviv Group is separately pursuing its own raise of about ₪1.5B. Ask which legal entity signs the contract.

What a buyer from abroad should know

This is an institutional landlord entering residential development, which is a different risk profile from a family developer. As of September 2026 the Sde Dov project does not appear on the company's own project lists, has no sales office and, by the company's own filing, will not start construction before 2028.

The company's own forecast for the project

Melisron's report for 30 June 2026 lists Sde Dov at 100 per cent effective ownership, 320 homes plus about 1,000 sqm of retail and 3,000 sqm of offices, expected revenue of ₪1,878M, expected costs of ₪1,557M and expected operating profit of ₪321M, with construction to start in 2028. Sales had not begun; the report lists sales only at the company's Shirat HaYam, Shchakim and Tabenkin projects. In April 2025 the chief executive put the project cost at about ₪1.5B and the expected profit at about ₪320M.

Has the design plan been approved, and when?

The company's filing reports approval before the subcommittee session. The most likely explanation is an earlier approval stage (such as the city engineer's forum), but no source says so. Use 2 September 2026 as the subcommittee approval date.

How much non-residential space, and in what buildings?

The approved plan as reported gives 3,800 sqm of employment in a separate building; the company's figures are rounder and may predate the final plan.

What is the Sde Dov subsidiary called?

Probably a renamed or related entity; a buyer should check the name on the contract against the Companies Registrar.
