Shapir Engineering and Industry, a TA-35 infrastructure and construction group, holds North lot 3207, won on 26 March 2025 through Calanit Properties and Development for ₪275.6M including development. Its residential arm, Shapir Residential, plans 150 homes there in a 20-storey tower and three lower buildings around an inner street, with ground-floor retail, employment space on the first two floors and a rooftop pool, designed by Canaan Shenhav Architects. The design plan, the first in the North complex, was approved on 21 January 2026. No marketing or prices have been published.
