What you can actually do in English in 2026, and what stays Hebrew.

English gets you to the table. Hebrew closes the file.

You can tour Sde Dov, read this site, and speak to many sales desks in English. The contract, the Tabu extract, the building permit, the tax assessment, and the bank's mortgage deed are Hebrew instruments. An English summary is a courtesy, not the document you are bound by. Budget for a lawyer who drafts and argues in Hebrew and explains in English, not for a translator who meets the salesman with you.

Municipal clerks, some bank back offices, and the Israel Land Authority tender archive assume Hebrew. That is normal. It is not hostility.

Who you actually hire

Real-estate lawyer: bilingual, independent of the developer, used to non-resident POAs and heara azhara filings. Tax adviser: mas rechisha, oleh elections, and whether a company or trust would be a disaster. Mortgage broker or private-banking desk: non-resident files, shekel vs foreign-currency, construction draws. Notary in your home country: the apostille path. Local contact for handover: a person who can walk the apartment with a snag list.
