Hatzer be'zikat hana'a est une cour appartenant à l'immeuble mais grevée d'une servitude publique, pour que l'îlot ne soit pas un compound fermé. Les urbanistes appellent le réseau d'îlots ouverts qui en résulte « luxe sans murs ». Pour un acheteur, cela veut dire que le jardin fait partie du projet et aussi d'un quartier marchable, pas d'une enclave grillagée.
